property management and rental to ensure the
security and cleanliness of your Spanish home,
we bring peace of mind to our clients.
Renting out your Spanish property will be
a key investment for you, and you will want
to know that your property rental is being
handled efficiently and competently. The fees
we charge are easily redeemed by regular lettings
and it is in both our interests to ensure each
booking goes as smoothly as possible, resulting
in guests who wish to re-book the following
year, and recommend to others.
Alternatively you may prefer not to rent your
property out and we can ensure your property
is maintained in your absence and kept ready
for your arrival. We can also tailor make a
package to suit each client and this can be
discussed in more detail with you. We are also
able to provide a range of other services,
detailed below, that you may require.

Inspections consist of: Checking
the property for signs of damp, mould or infestation
both inside and out. Airing the property. Checking
security systems and electrical appliances are
functioning. Run all taps and showers to ensure
fresh water in the pipes and flushing of toilets.
Regular inspection reports provided to owner
as agreed. Obtaining quotations and approval
for any necessary repairs. Ensuring any gardening/pool
maintenance or cleaning is completed to a satisfactory
standard.
Key Holding: We will hold the keys to your property
and upon your request make them available to
tradesmen or personal guests. We can also arrange
to meet personal guests or tradesmen at the property
for an additional charge.
Checking mailbox: Collection of mail from the
mailbox at the property, and advising client
of contents by email.
Pre-arrival inspection for owners/guests:
Switch on air conditioning/heating, hot water
boiler and other appliances including lights
for night time arrival. Prepare property for
arrival; making beds, putting out towels and
providing welcome pack as agreed.
Assistance in furnishing your home: This
service is included within our PREMIUM property
management
package. We can advise and accompany
clients when choosing their furniture, white
goods, kitchen and bathroom fittings. (one half
day shopping trip). For clients who not wish
to spend their time purchasing the many
necessary smaller items for their home (bed linen,
towels, crockery, cutlery, kettles, toasters,
ironing boards etc), we can provide this service
for a small charge so the property is ready for
your next return visit or guests
Guide to renting your Spanish holiday home
You can either aim to maximise the income potential
from rentals or cover the costs associated with
owning your property in Spain. Bare in mind we
cannot guarantee income levels, but the Costa
de la Luz and in particular the Sanlucar de Barrameda
to Cadiz area is becoming better known by overseas
/ British guests. The more southern areas of
Conil and Chiclana are already well established.

help promote your property to the target audience.
Although you may be tempted to furnish your
property to a basic standard, we advise against
this as our knowledge of the rental market
has proven these properties are less likely
to be rented. Guests expect their rental
property to be 'home from home'. This will result
in
happy guests and repeat bookings and
referrals. Better quality furnishings not only
look better
but last longer. Kitchens should be fully equipped
including everything from a dishwasher down
to a cork screw. Bedroom furniture is important
as the mattress should be good quality and
you should provide plenty of spare bed linen
and towels (we recommend at least three sets
per bed). We can provide a list of items that
we recommend when furnishing your property
and this can form the basis of your property's
inventory.
We also recommend an information pack containing
local information maps, tourist information,
local shops, restaurants guides and emergency
numbers be provided. A grocery welcome pack
can be provided and is welcomed by guests who
arrive late or on Sundays.

quotations for insurance on your property or
cars.
